I find that taking a hands-on approach with my clients not only helps them understand what to do and when, but also what I’m doing in the background to make their real estate transaction as successful as possible!
There’s nothing worse than having your home on the market or looking for houses online everyday without so much as a whisper from their agent. The last thing I want my clients to think is, “Where is my agent?” Because I want to be there WITH my clients each step of the way and even be a few steps ahead so I can truly be their guide to keep them in the loop throughout each and every stage of the process.
So, whether it’s your first time buying, selling, moving-up, downsizing, relocating, or even investing for the first time (or you just like what I’m preaching), I would love to help you make your real estate goals a reality and help you overcome any hurdles that you may face to get you there!
I absolutely love what I do because there’s NOTHING more rewarding than being able to hand my first-time buyers their very own first set of keys, who when we first met, thought they couldn’t afford to buy a home in today’s real estate market! But through all the many first-time buyer programs I know are out there (e.g., down payment assistance, closing cost assistance, rate-reduction loans, etc.), I was able to help them overcome the obstacle in front of them to realize that they COULD afford a home in today's market and achieve the American Dream of Homeownership!

Military members, Veterans and their families also have a special place in my heart because I know first-hand what it's like to purchase a home with a VA loan, not only as a real estate agent, but also from purchasing the last two homes with my husband using his VA benefits. There are some unique challenges that come along with VA loans (e.g. the dreaded "VA Home Inspection"), so working with a real estate agent that not only understands these challenges from a professional standpoint but has also overcome them personally can make all the difference. We'll discuss your goals, timeline, and prep needed to get your home on the market as well as a plan of action to sell your home for the most money, in the quickest amount of time with the least amount of stress on you as possible.
Execute the plan to get your home ready to sell for top-dollar! Whether you're doing the updates yourself, hiring a contractor to do it for you, or handing over the keys so I can let my team take over, the choice is yours!
Now it's time to take photos, create virtual and 3D tours, take floorplan measurements and get all the marketing material created for buyers when they view your home.
This is the exciting (and often most stressful) time for sellers. Your home is now officially on the market, ready to find it's new owners! But don't worry, I don't become a silent agent at this point, in fact, I keep you updated on the weekly (and even daily) what's happening with your listing.
Once you go under contract with the new buyers, although an exciting part of the process, this is NOT the time to celebrate until all the inspections are complete, contingencies are met, you sign on the dotted line and hand over the keys!
The success of the sale of your home is only as good as your marketing plan which is why I do things much differently than most real estate agents in our area. I start the selling process with my clients by creating a custom, one-of-a-kind listing marketing plan to shine the best light on their home.
But in order to do that, we must first start with meeting to discuss your "why." Why are you wanting to move in the first place? Whether it's just not the right fight for your current lifestyle, or not in your preferred location. Or perhaps it's dated and you want something more modern or maybe it's "too modern" and you want something with more character.
Whatever the reason, knowing your "why" leads us into everything else we need to know about the sale of your home, such as your timeline and other goals that need to be met for the sale of your property to be successful. Because there's even the right time of year (and even day of the week) that is the best time to list your home depends on these factors.
From there, we'll determine the best course of action, what updates and fixes may (or may not) be needed to make your home shine for it's most likely buyer, and get to work!
So, rather than busting out my laptop to give you a PowerPoint presentation on how amazing I am and the "right fit" as the agent to sell your home, and then go through a 30-page CMA (Comparative Market Analysis) to talk about comparable sales and pricing your home as most agents do in the first meeting together, instead our focus will be on YOU and YOUR HOME.
Of course, we will talk comparable sales, but only after we've turned your home from a well-loved, lived in home to a house that's in show-shape and ready to sell! Otherwise, we're wasting both of our time talking about a CMA that may not even be relevant in a week. A CMA is only a snap-shot in time of our real estate market as of that moment. The real estate market is constantly moving and what may be a comparable sale today, might change tomorrow!
