A step-by-step guide for homeowners that want to move but have a home to sell too!

Moving up to your forever home can be a great experience! But in today’s market, purchasing a home while you also need to sell your current one can be a huge pain to say the least! But by having the flexibility to buy your next home BEFORE you sell your current one can not only reduce your stress and anxiety when buying and selling a home but can also give you a competitive edge when buying your next home.

Many move-up buyers these days need to include a contingency with their offer that allows them to back out of a contract if their current home doesn’t sell in time. As a buyer, you may imagine this being a great idea to ensure you don’t get stuck having two mortgages, but let’s think of it from the seller’s perspective for a moment... which probably isn't hard for you right now if you're considering selling your current home. 

But imagine having your home under contract, and going through all the motions on a 30-day escrow, only to have you buyer back out at the last minute because they couldn't sell their home in time! Then you'd have to start the process of selling your home ALL OVER AGAIN! Now perhaps you can see why having an offer that does NOT have this additional contingency could be such a great advantage for you when submitting your offer to the seller!

Having that competitive edge may make all the difference when it comes to making a winning offer on a new home. But in order to have that competitive edge, you need to know what your options are and weigh them heavily before making a decision that's right for you. Making an offer without this contingency and not having the proper plan in place is putting you at a huge financial risk should something not go as planned. Which is why I like to meet with my Move-Up Buyers that are buying and selling at the same time early on in the process. There are many options that could allow you to buy your next home BEFORE you buy and I can tell you about them in-depth. 

This allows us enough time to go through their various options, look at their timeline and goals, and then then get in touch with a few different lenders that can provide different loan scenarios so my clients can pick the very best one for them. Not all mortgage lenders are created equal, and each one offers a different product that could impact your bottom line differently. Having the background knowledge of these various loan options BEFORE you even talk to a lender can make all the difference which is why I'm here to help.

I can help you sift through each option, weigh the pros and cons, and give you a competitive edge that can set you apart from the other buyers out there. Of course, there are not as many buyers out there right now with rising interest rates, but there are even fewer homes on the market right now which still makes it a Seller's market. Downsizing

When you're ready to move forward with the downsizing process, I would love to schedule a time to chat through everything with you. Although I am not a licensed Attorney and cannot give you legal guidance, I CAN however tell you about these programs and where to go to get more information to see if you qualify. I can also give you some great recommendations for local attorneys that can help!

If you are currently living in a home that is driving you crazy but you don't necessarily want to downsize or move-up to a bigger home, you may be looking to what I call "right-sizing" your home. Maybe the location of your home is too far away from friends and family (or maybe too close!), or the open floorplan sounded great until you tried to do your work on the kitchen table while listening to your kids rage-quitting their video games in the living room. Whatever the reason is, your home is just not working for you anymore. 

Right-Sizing

I completely understand this dilemma! My husband and I bought our "forever" home a couple years ago, and although I love parts of it, sometimes driving all the way to Folsom an hour away starts to drive me a bit crazy. Especially as gas prices go up along with grocery prices and everything else that seems to go up in an inflated market. But the home-town feel and all the outdoor activities nearby are things I just can't give up. So for now, I love my home MORE than I hate it, so I'm sticking around.
